- "Getting your home ready for the Market" - Straight up advice on quick and easy things that can be done to your home tomaximize the value and end sale price PLUS John will have your home professionaly staged (exceptions apply).
- High visibility RE/MAX lawn sign - Our 24 hour salesman, giving awareness to the local community as well as those serious buyers looking for a new home in your area.
- RE/MAX Referral Network - Networking with RRN nationwide of the availability of your home and providing your home features and benefits to the Relocation Specialists in the national network.
- Property Photography - John will have photographs taken of your home, including nearby amenities or views.
- Feature Sheets - Design and layout a "Feature Sheet" for the house for distribution at Open Houses and showings.
- "Just Listed" Flyers - highlighting the general features of the home with details about the price and general features, including photography, graphic design for distribution throughout the neighbourhood, by Canada Post Unaddressed Ad-mail drops or other distribution methodologies.
- Personal calls to other high profile agents working our market to inform them of your property coming on the market.
- Open House/ Client Preparation - To educate and communicate to yourselves how to prepare your house for the "Open House" and how to maximize the "First Impressions."
- Conduct Agents Open House - Conduct and prepare to introduce your house to local Real Estate Agents on their weekly tour.
- Public Weekend Open House - Conduct, organize and prepare to introduce your house to the Public on the weekends. This could include refreshments.
- "Home Match" Program - apply the home features to my growing database of couples and families that are looking for homes in local neighbourhoods for any matches that could generate into an offer.
- Property Showings - These include Telephone appointment booking, responding to cooperating Realtors, combine appointments with the optimization of effort and at the least inconvenience to you.
- Personal follow-up on all showings to obtain the guest's response, both good and, if applicable, bad feedback. To keep a written record of such feedback for possible future strategic decisions.
- Receive Offers - To receive offers from any cooperating agents, informing them of all such information that will aid in the preparation of any offer for your home.
- Negotiate the Offer - To help you in the negotiation of any offers, covering all the details, protecting your rights and helping get the important dates to be the most beneficial to you in the process. As well as organize appointments for viewing by Appraisers, Inspectors, Friends and family.
- Pre-qualify any prospective purchasers by pre-screening potential disappointments, as well as advising on issues that increase the potential for an acceptable offer.
- Instruct your Lawyers prior to closing - Create and package documentation for your lawyer to conduct the Title Transfer and notify them of all parties to the transaction including Buyers Lawyers and Notary Public.
- Communication - To communicate to you on all topics concerning the marketing and sale of your home, from before the listing is signed to after house is sold.
- Advertise the Property in proven mediums that will get us the results we are looking for.
